Our biggest seller. We drive concrete piers deep below your home into structureload-bearing strata or bedrock. This system permanently stabilizes your home's foundation, and allows your home to go back the closest to its original, leveled position.
Much like our concrete pier system, steel piers are driven deep into the ground at the same high-pressure, which transfers the weight of your home onto stable bedrock. This specific type of pier is specially practical when dealing with extreme ground conditions.
Concrete footing and pier system which supports wood beams and floor joists. These foundations usually have crawl spaces underneath the home. We level these beams and joists, usually replacing the old footings and old (often rotten) wood.

Estimates are always free within the core DFW Metroplex for resident home owners. A nominal fee will be assessed for non-residents, non-owners, and exurban properties. All you have to do is call us or email to set up an estimate.
After you send us an email or call us and set an appointment, an estimator or pair of estimators will come to your home. He will sketch a diagram of your property as he visually inspects the interior and exterior of the house, noting all signs of stress. If your home is particularly damaged, photographs might be taken. He can then diagnose the problems and recommend an appropriate repair plan.
At any given time, our workload can be scheduled within a few weeks in advance. However, some spots might open, so it's all a matter of having a deadline in your part in order for us to efficiently book your project. Repairs can take as little as one day, and smaller jobs can usually be performed more quickly, in-between larger jobs.
Pricing is calculated to your specific project, however we have no middle-man, "patented technology" (such as toxic foams, high-tension metal "thread" or other unnecessary gimmicks) or franchise fees. Even though we use the highest quality materials and use the same techniques as our competitors, our price is much lower most of the time. With that said, our least expensive pier starts at $195, and we can offer a discount if you need more than 40 piers on your project.
To remain as transparent as possible, we cannot and will not provide, or suggest any particular inspector or structural engineer. Please be weary of anyone who has their own engineer and green-flags their own work, because there is always the possibility that your best interest won't be looked after. In some specific loan cases, this can be a complex issue; We work alongside real estate professionals who are very clear of the type of proof they need in order to close on loans, and usually one-time inspection is all that's needed. Please, call your bank, to confirm if an additional report is something they require, before you hire additional extended reports.
Before you purchase any properties, make sure you get an independent ENGINEER'S REPORT, not just an inspector. "Immediately serviceable" does not mean it's going to remain that way for any concievable amount of time, it only means it's technically safe. We get these calls all the time, of clients deceived by unscrupulous sellers. In the long run, a few hundred dollars for a report, could save you literally thousands in repair-credits, not to mention your safety and peace of mind. Once you have your independent, third-party engineer report, send it over and we'll make sure you get the best service with the highest quality materials, at the best price.
The average job takes 1-3 days, depending on the scope of work. The time frame may be greater, especially in cases with beam-rotting or extensively damaged slabs. However, we will always do our best to accommodate to your schedule.

We deal with clients with completely different budgets, some dedicate solely to refurbishing homes, and sometimes saving roughly half on this procedure can make or break their profit margins. Concrete piers are installed much the same way as the steel piers. Their longevity and weight-load properties make them a great substitute to steel, however they have the added benefit of being produced locally and with due to manufacturing diferences, they are also less expensive, which drives the price to a much more manageable range for most projects.

When there is a need to break concrete on any area, we re-pour and patch the area, and try to match the existing finish as much as possible. Our warranty covers all of our work on your property, and all needed additional repairs thereof, at no cost within 10 years and at a low nominal fee after that, even if it's 15, 20 or 30 years from when we originally fixed it.
Landscape disturbance is kept at an absolute minimum. If a tree or bush needs to be removed, every effort will be used to ensure their survival.
Any time a slab foundation settles, the plumbing pipes attached to the foundation have the potential to be damaged. They can also be damaged when you lift a house back towards its original position. Therefore, Luis Carlos Foundation Repair recommends the services of a 3rd party master plumber to test the plumbing before and/or after a job is completed. Please be advised that our low price does not cover anything other than foundation repair and warranty on our work (materials, labor and leveling) only. For your convenience, we also can retain a master plumber at a low additional cost.
Each home is different and there are many factors to take into consideration. Most major cracks do indeed close, but what's more important, after your foundation is repaired, it'll be unlikely for more structural damage to keep forming, which means that many cosmetic repairs will stay corrected. Of course, time is of the essence in order to save the most money and minimize repairs and structural issues.
